Paths Through Planning Gain

A new pay and play golf course is currently being developed on the west side of Loch Lomond. Under the Section 75 of the Town and Country Planning Act (Scotland) 1997 Loch Lomond & Trossachs National Park Authority placed a total of 81 conditions on the developer, De Veres, four of which relate to access. This will result in the construction of a high grade cycle path and some link paths marking perhaps the biggest path construction project achieved through ‘planning gain’. Planning gain is that part of a development proposal secured by the local authority for the benefit of the local community and it regulates the future use of the land. Such agreements are registered in the Land Register and are legally binding on future owners of the land.

The planning conditions secure a shared use path through the course and alongside the loch; offering a much more attractive alternative option to the existing West Loch Lomond Cycle Path (WLLCP) which runs adjacent to the A82 road. It is also linked to a public car park and will form, along with sections of the WLLCP, two circular route options for shared use and will particularly suit wheelchair use with easy gradients and a ‘fibredec’ surface.
